What the service does

DealSkeptic analyzes information you supply. It applies deterministic arithmetic and stated rules to your own figures and assumptions in order to surface omissions, weak evidence, and how much error your numbers can absorb.

No independent verification

We do not independently verify property facts. We do not check leases, tax rolls, insurance quotes, public records, rent comparables, condition, zoning, title, or any other external source. If an input is wrong, the output will be wrong in the same direction.

Not advice

DealSkeptic is not investment, legal, tax, appraisal, or brokerage advice, and using it does not create any advisory or fiduciary relationship. It does not make purchase, sale, or financing decisions and does not tell you whether to buy or sell anything.

Your responsibility

You remain solely responsible for your own due diligence, for verifying every figure and assumption, and for any decision you make. Consult qualified professionals for your situation.

Purchases, billing, and refunds

A full audit is a digital analytical report sold as a single one-time charge of $2.99 USD per audit. If you later revise the numbers on an audit you already own, a re-audit is a separate one-time charge of $1.99 USD and is delivered as its own report. Neither is a subscription: nothing recurs, nothing renews, and there is no ongoing charge or cancellation to manage.

Payment is processed by our payment provider. We never receive or store your card details. Because the report is delivered immediately on payment, purchases are generally final. If you were charged in error, charged more than once, or the report you paid for did not unlock, contact support and we will review the transaction and correct billing errors. Nothing here promises a refund outside of that review or beyond what applicable law requires.

Acceptable use

Do not use the service unlawfully, submit information you have no right to submit, attempt to access reports that are not yours, or interfere with the service or attempt to overload it.

Availability

This is an early-stage product provided on an as-available basis. Features may change, and saved audits may be affected by maintenance. Keep your own copies of anything important, including printed or exported PDFs.

Disclaimers and liability

The service is provided "as is" without warranties of any kind, express or implied, including accuracy, merchantability, or fitness for a particular purpose. To the fullest extent permitted by law, DealSkeptic is not liable for any indirect, incidental, special, consequential, or lost-profit damages, and our total liability for any claim is limited to the greater of amounts you paid us in the prior twelve months or $100.

Changes and governing law

We may update these terms; continued use after an update means you accept the revised version. These terms are governed by the laws of the United States and the state in which DealSkeptic is organized, without regard to conflict-of-law rules.

DealSkeptic is an analytical red-team tool. It challenges the underwriting you supply and does not independently verify public records, leases, tax rolls, or insurance quotes. Outputs are arithmetic and stated rules applied to your own numbers. They are not investment, tax, or legal advice, and they are not a recommendation to buy or sell anything.
